Tips for Sellers: Preparing your home for showings

It's been a great week for real estate in New Hampshire! Buyers are back out there and though there aren't a lot of choices (lower inventory), the buyers are still particular.

So, here are some tips for sellers (based on the experiences showing properties this week).

Always be ready to show your home. As time goes by and properties sit on the market, Sellers can get less dedicated to perfecting their homes for showings, but remember, the better your home presents itself, the more likely it will sell for more money and more quickly. This means both the little things and big things can make a difference.

Here are a couple things that can truly help, from the mundane to the magnificent:

            Keep your refrigerator clean inside and out. This sounds silly as buyers aren't buying the contents of your refrigerator, but odor can truly impact the showing experience and, for some odd reason, buyer often open the fridge and even the smallest odor can escape and invade the home

            Wipe down countertops and sinks in the kitchen and bathrooms, it takes just a moment and that sparkle makes an impression. Put the toilet seat cover down as it makes any bathroom look better and cleaner.

            You are selling your home, not your belongings, so keep surfaces tidy: dressers, countertops, tables, etc. this allows buyers to picture their own items in the home more easily, making it their own before they leave.

            Get a head start on your move and start to empty out excess and organize your closets. A tidy closet looks larger which is a great selling point.

            f you have lots of items stored randomly about your home or you have started to plan your move, pack those things in boxes and arrange them neatly in the garage or basement. If you need them more accessible, try to consolidate into one room. This gives the buyers the ability to see all aspects of your home (as well as see that you are serious about selling).

           

Certainly there are more things you can do to prep your home to show in its best light, but this list is a great place to start!
