Islander on the Beach update

Here you go! Everything you wanted to know (and more) about the Islander on the Beach units offered for below $200,000.
Of the available units that I think are most representative of the market:
· Unit #368, short sale offered at $109,900 with 2 beds and an ocean view from lanai only; click here for photos
· Unit #365, short sale, offered at $115,000 local bank, with 2 beds, end unit with additional window, mountain views and ocean view from lanai
· Unit # 220, short sale, offered at $125,000, with 2 beds and ocean view from the lanai click here for MLS photos The Listing agent has indicated that they may be increasing the asking price and no longer offering as a short sale as the bank does not seem to want to pursue short sales.
· Unit #321, "regular" sale, offered at $129,000, 2 beds and ocean view. Click here for photos.
· Unit #168, "regular" sale, offered at $139,000, 2 beds and ocean view from lanai. Click here for MLS photos.
· Unit #233, short sale, offered at $149,000, end unit, 1 bed + couch, pool/ocean view, kind of overlooking the bar. I do not have photos and the photos on MLS are stock photos not of the specific unit. For this one the bank has indicated they will not cooperate with a short sale, but the seller is opting to leave it on the market in the hopes they will change their minds. There is/are offers in on this unit.
· Unit #342, Bank Sale, offered at $189,000, 1 bed + couch, GREAT pool/ocean views. Click here for photos. Based on recent sales and other available listings, I think this is about $50,000 overpriced.
· Unit #153, short sale, Ocean Front offered at $189,000. The bank for this short sale is Wells Fargo, so the review period could be short (about 6 weeks or less) in comparison to other major banks short sale processing times
· Unit #334, short sale, in my opinion this is overpriced unit offered at $199,900, Ocean/Pool view in the Lanai Building.
There have been 3 sales in the past three months, 2 ground floor units in the Oahu building both of which closed at $95,000 and one sale in the Hawaii building of an ocean view bank sale which closed at $105,000.
