Aloha! Below you will find the first Nihilani at Princeville condo update for the year 2011 which includes our MLS information for the past 6 months for the Nihilani complex. I have included listings, contingent sales (sales in escrow and/or short sales awaiting approvals), under contract sales (escrows with no contingencies, pending closing) and sales over the past 6 months. I have highlighted the bank owned REO listings in blue and the short sales in red, the remaining are owner sellers.
As you can see, there is immense variability, generally in relationship to unit location, view category, and size (square footage/bedrooms), but often directly related to the type of sale ~ with bank sales representing the best asking prices. Asking prices start at $359,900 for a two bedroom, two and one half bath unit to $599,999 for a two bedroom, two bath unit with the most recent sales of three bedroom units closing at $431,600 for a bank owned REO in August and a short sale at $525,000 in November 2010.
