Kauai Market Update September 2022

 

ALOHA OVERVIEW
Overall, the inventory continues to rise, albeit slightly, and the sales numbers are staying fairly close to the same in number as the prior update. We continue to see more price reductions and slightly longer days on market for the most desirable of properties. However, for many aggressively and correctly priced properties sellers are receiving multiple offers in the first few days. This is particularly evident for vacation rent-able fee simple condos with 1 or more bedroom offered under $600,000. Inventory of homes remains low in high demand areas like Princeville and Kalaheo. As we head into fall, we will get to watch the unfolding of the market in real time as interest rates continue to run high, inventory overall is low, and mainland markets overall are seeing more rapid changes. Of those, there are 115 homes, 65 condos, and 87 land listings on MLS today
As of September 12, 2022, in the past month….
85 listings SOLD/CLOSED: 36 residential, 37 condo, and 12 land listings.
