All of the condos in Princeville are eligible for vacation rental usage but of the 5 complexes, the Cliffs and Sealodge complexes tend to be more successful for that type of usage. Sealodge complex is a cliff front/oceanfront complex with swimming pool, steep rocky walking path to a small beach cove, and currently there is one unit available in this price range, monthly maintenance fees for the unit are $619.00
Puamana complex has pool and BBQ areas and many of the units have golf course or ocean views, there are two units on the market in this price range and monthly maintenance fees for the units are approx $717.00 (19D) and $682 (8D).
Cliffs at Princeville complex is a cliff front location and has great onsite amenities! Units have large lanais and vary in garden or ocean/oceanfront views. There is one unit on the market in this price range and monthly maintenance fees for the unit are $730.00.
Sandpiper is comprised of 2 and three bedroom units with a "lock out" feature and are commonly used as rentals, about 6 units in the complex are vacation rentals and quite a few are long term rentals. The complex has a large pool (it's fantastic) and the landscape is well maintained and attractive. Some units have a golf course view and a few (rare) have distant ocean peeks. There is one unit available in this price range and the monthly maintenance fees are $542.00.
Princeville Paniolo is another complex with a great pool and tropical landscape and a "lock out" feature. There is one unit available in this price range and the monthly maintenance fees are approx $609.00.
Of note, both Sandpiper and Paniolo have lock out units, essentially a side or portion of the property that has its own entrance and own bathroom and are often offered as studio rentals. Though this is very common usage, has been for a long time, and can increase the rental income, it technically is not a permitted use by the County, Princeville Association and I am fairly certain it is not permitted per the condo association documents for either property.
