Hard to believe another year has passed, but I am excited for 2016 and I hope you are too!
It has been a great year for Kauai Real Estate and one of my favorite things to do to wrap up the year and move forward is to review and share the market data and MLS activity for 2015.
Below is a quick summary for activity in the Kauai Beach Resort as well as a link to listings, escrows (contingent and under contract) and sales from January 1, 2015 to today.

KAUAI BEACH RESORT 2015 MLS Update and Year in Review (January 1, 2015 to today)
· Today there are 9 active listings ranging in asking price from $59,000 to $124,500
· In 2015, 17 units sold with final sales prices ranging from $45,500 to $129,000
· The lowest sale was unit 2401, a lobby building unit facing back towards the mountains.
· The highest sale was unit 4208, a 2nd floor unit in the building closest to the ocean with both pool and ocean views (real views, not just a peek).

KAUAI BEACH RESORT INFORMATION:
· The complex is a former hotel. Units are studios with one bathroom and a lanai. The units do not have kitchens or cooking facilities. Units in the complex are offered for cash only unless there is seller financing offered.
· Kauai Beach Resort is located in Lihue, between the airport and Kapaa. It is a resort style property, on the beach, previously a hotel, with front desk, onsite pool, restaurants, café, and spa.
· There is onsite management for vacation rentals: http://www.kauaibeachresorthawaii.com For questions about their rental program, you will want to contact the management company directly.
· The monthly maintenance fees for these studio units are $1097 and include electric. While this sounds extremely high, it’s actually reasonable as compared with other maintenance fees on the island, particularly since electric is included.
