Princeville Residential Real Estate Market Update

Well the Princeville Residential Real Estate market has been a bit fickle the past 3 months. There are 40 listings on the market at all price points, from $699,000 to 11,000,000. There are only 6 homes in escrow and a mere 10 sales over the past 3 months.  Fickle indeed.  There is no rhyme or reason, some homes are taking over 300 days to sell, some less than 45, and some sitting on the market somewhere in between and a few taking much longer. If you use the traditional inventory calculator, that means we have over a years’ worth of inventory. (10 sales in 90 days is about 3 per month, 40 listings/3= 13 ish months to sell them all ~ excluding using those in escrow in either category). At any rate, prices are still good and if, as we have traditionally, we get a bump from the increase in California sales, then things could change rather quickly.
