Hey sellers! Get prepared to save time and money and create a smoother escrow experience!

🛠️Seller Inspections
Doing a home inspection BEFORE you list your property can often save you from renegotiating the deal after you an accept an offer. Normally you list the property, get an offer, negotiate, then open escrow. Doung a pre-listing inspection allows sellers to repair what they want, get estimates for the other items, and disclosures to potential buyers BEFORE the buyers make an offer.

📄Comprehensive Disclosures
As with inspections before listing, completing the sellers disclosure in advance also allows for potential buyers to get a good sense of the property they are offering on BEFORE negotiating a price. The more thorough the disclosure, including any inspections a Seller completes, strengthens the sellers’ position in negotiations.

🏠 Termite Inspections
This is my favorite thing to have sellers do in advance. Very few buyers will forego a termite inspection on their offers and having it done in advance allows Sellers to prepare for and complete the recommended treatment, if any. Spot treatments are often easy, but tent fumigation is often difficult to schedule and can delay closing (sometimes for weeks).

🌴Marking the Boundary Lines
Too often the property lines are not where owners (or agents) think they are. Getting the property staked in advance helps a Buyer get a clear sense of what is being offered. Better yet, if your property has trees, fences, or other items along the perimeter, get a survey. Marking the boundaries in advance gives Sellers time to address any issues, like encroachments, that may arise during an escrow and derail or delay closing.
